Holiday lets in Cyprus must be registered with the Deputy Ministry of Tourism before they are listed. Registration usually takes several weeks and includes an inspection of the property. We check what your property needs, prepare it for the inspection and help you with the paperwork, while the registration stays in your name as the owner.
Any furnishing, photography or equipment costs are quoted and approved by you before we start.

Can I still use the property myself?
Yes. You can block dates in the calendar for your own stays at any time. We'll have the home ready for you when you arrive.
Who pays for cleaning?
Usually guests pay a cleaning fee as part of their booking, which covers the turnover clean. We'll explain how this works for your property in the agreement.
Does my property need a licence?
Yes. Properties let to holiday guests in Cyprus need to be registered with the Deputy Ministry of Tourism before they are listed. We help you understand what's required and prepare the paperwork, while the registration stays in your name as the owner.
What if something gets damaged?
We inspect after every stay and photograph any damage. Claims are made through the booking platform's host protection where possible, and repairs are arranged through our partners.
What does the 20% fee include?
Guest communication, pricing and calendar management, check-in and check-out, coordinating cleaning and linen for every stay, inspecting the property after each guest, arranging small repairs, and a monthly owner statement. Cleaning is usually covered by the guest cleaning fee. Repairs and other works are quoted separately by us before they go ahead.
Is there a minimum contract?
We ask for a minimum period so the set-up work pays off for both of us. The exact term and notice period are agreed in your management agreement.
